AC Not Cooling in Dubai? 10 Common Causes and When to Call a Technician

October 16, 2026 8 min readBy MAG AC Team

Warm air, weak airflow or a unit that runs all day without cooling? Here are the 10 most common reasons an AC stops cooling in Dubai, what you can check yourself and when AC repair in Dubai needs a technician.

When the outside temperature passes 45°C, an air conditioner that stops cooling is more than an inconvenience. This guide covers the ten most common reasons for AC repair in Dubai, what you can safely check yourself in five minutes, and the point at which you should stop and call a technician.

Quick checks before you call anyone

These take a few minutes and rule out the simplest causes. None of them involves opening the unit.

  • Confirm the thermostat is set to Cool, with a target temperature well below the room temperature.
  • Check that the breaker for the indoor and outdoor unit has not tripped.
  • Look at the air filter. If it is grey and furred with dust, that is probably your answer.
  • Make sure the outdoor unit is running and its fan is turning.
  • Check for ice on the indoor unit or on the copper pipes.

If none of these solves it, work through the causes below.

1. Dirty or clogged air filters

Dubai dust clogs filters faster than almost anywhere else. A blocked filter chokes airflow, so the unit runs for hours and the room never cools. It is also the one fix most homeowners can do safely: switch the unit off, slide the filter out, wash it with lukewarm water, dry it fully and refit it. In dusty areas or homes near construction, check filters monthly in summer.

2. Dirty evaporator or condenser coils

Coils are where heat is exchanged. When they are coated in dust and grease, they cannot absorb or release heat properly. The symptoms are weak cooling, long run times and higher DEWA bills. Cleaning coils properly means dismantling the unit, which is why a full AC deep clean works better than a quick wipe of the filter.

3. Low refrigerant (gas leak)

Refrigerant is not consumed like fuel. If the level is low, there is a leak. Typical signs are warm or only slightly cool air, a hissing or bubbling sound, and ice forming on the pipes. Topping up without finding the leak means the problem returns in weeks. Insist on a leak test and pressure reading before any gas is added.

4. Frozen evaporator coil

Ice on the indoor coil blocks airflow completely. It is usually caused by a dirty filter, low refrigerant or a failing blower. Switch the AC off, set the fan to run alone to melt the ice, and do not chip it away. If it freezes again within a day or two, the root cause needs a technician.

5. Blocked condensate drain line

Dubai humidity means your AC removes a lot of water from the air. If the drain line blocks, water backs up, many units trip a safety float switch and shut the cooling off, and you may see dripping from the indoor unit. Flushing the drain is a routine part of every service and is far cheaper than repairing a stained ceiling.

6. Failed capacitor

The capacitor gives the compressor and fan motors the jolt they need to start. When it weakens, the outdoor unit may hum without starting, or the fan runs while the compressor does not. Heat accelerates capacitor failure, which is why this is one of the most frequent summer call-outs. It is a low-cost part but must be replaced by a qualified technician because it stores electrical charge.

7. Faulty compressor or condenser fan

If the outdoor fan is not spinning or the compressor trips repeatedly, cooling will fail even when everything else is fine. These are the most expensive AC repairs, so get a written diagnosis and quote first. On units over ten years old, compare the repair cost with replacement before you commit.

8. Outdoor unit overheating or obstructed

A condenser surrounded by walls, stored items or heavy dust cannot release heat. In peak summer, units on exposed balconies or rooftops can overheat and cut out. Keep at least a metre of clear space around the outdoor unit, gently rinse the fins when the power is off, and ask your technician about shading or relocation if the problem repeats.

9. Thermostat or sensor problems

A thermostat that reads the wrong temperature, has dead batteries or has a faulty sensor can stop the compressor from starting or make the unit cycle off too early. Replace batteries first. If the display is normal but the unit still does not respond correctly, the thermostat or sensor needs testing.

10. Wrong size, leaking ducts or poor insulation

Sometimes the AC is working but cannot keep up. An undersized unit, leaking or uninsulated ductwork, gaps around windows and doors, or a room extension can all overwhelm the system. This is common in older villas and in rooms converted into offices or majlis spaces. A load assessment and duct inspection will tell you whether you need repair, duct work or a different system.

When to stop and call a technician

You can safely clean filters, reset a tripped breaker once, defrost a frozen coil and clear space around the outdoor unit. Call a technician if you notice any of the following:

  • Ice that keeps returning after defrosting.
  • A burning smell, buzzing, clicking or a breaker that trips repeatedly.
  • Water leaking from the indoor unit after the filter and drain have been checked.
  • The outdoor fan or compressor not running.
  • Cooling that has gradually worsened over weeks, which usually points to a refrigerant leak or dirty coils.

Do not open the electrical compartments or handle refrigerant yourself. Both are unsafe and can void warranties.

What a proper AC repair visit should include

A good technician diagnoses before they quote. Expect them to check airflow, measure the temperature difference between supply and return air, test electrical components, read refrigerant pressures and inspect the drain. You should receive a clear explanation of the fault and an itemised quote with parts and labour separated before any work begins.

How to avoid it next summer

Most of the causes above are preventable. Service your AC before the heat arrives, ideally in March or April, and again in October. Replace or wash filters regularly, keep the drain clear and keep the outdoor unit unobstructed. If you manage several units, a yearly maintenance contract spreads the cost and brings scheduled visits.

Frequently asked questions

Why is my AC running but not cooling in Dubai?

The most common causes are clogged filters, dirty coils and low refrigerant. Clean the filter first. If cooling is still weak, the coils or refrigerant level need a technician.

Why is my AC blowing warm air?

Warm air usually means the compressor is not running, the refrigerant is low, the capacitor has failed or the outdoor unit is overheating. Check that the outdoor unit is operating and call a technician if it is not.

Is it safe to keep running an AC that is not cooling?

If the coil is frozen or the unit is making unusual noises, switch it off. Running it can damage the compressor and turn a minor repair into an expensive one.
